Seeking a working, live-in Superintendent for a 90 unit artist housing facility with additional commercial spaces occupied by arts and cultural institutions. The superintendent will be responsible for ensuring optimal functioning of the building systems including but not limited to HVAC, mechanical, electrical, fire/life safety, and elevators. Applicant must have extensive experience with an ability to work in a fast-paced environment. Primary responsibilities will include being hands on and overseeing the day-to-day maintenance operations, and staff of four. Maintaining resident relations, management of vendor relations, special projects, and other related duties as needed.

Responsibilities
  • The Superintendent will work with all service contractors to ensure, that elevator, pumps, motors and any other building equipment of mechanical nature are inspected regularly and cleaned, oiled, greased wherever necessary.

  • The building Superintendent is responsible for scheduling, reporting, organizing, and tracking of all building activities.

  • Supervises, trains and directs maintenance staff through work orders, and assigned duties.

  • Maintains all mechanical systems, to include heat, cooling, and ventilation.

  • Performs seasonal operations, such as servicing of HVAC systems, boilers, etc.

  • Maintains all plumbing systems. Learns the location of all riser shut off valves and formulates a written log of the location of each. Responsible for all building shut downs.

  • Inspects building and property for debris, changing of light fixtures and bulbs, overseeing daily upkeep of public hallways, cleaning of compactor rooms, and completion of daily work orders for work performed on common areas and in individual apartments.

  • Maintains all fire protection and security systems, to include required maintenance, inspections, and documentation.

  • Perform and/or assign work orders to ensure timely completion

  • Upkeep of Lobby, Hallways and Amenity Spaces

  • Garbage Removal

  • Maintaining inventory of supplies and equipment

  • Change locks when necessary, tighten hinges, troubleshooting front gate etc.

  • Reporting the need of necessary tools, supplies, and equipment to efficiently service and maintain the building

  • Supervise and evaluate outside work performed by outside vendors/mechanics

  • Enforcing of reasonable building rules where it applies to building codes and safety

  • Such other work as may be assigned by the Property Manager

Benefits

A free two bedroom apartment after a 3 month probationary period. Super pays utilities only. Apartment has a yearly value of 30K.

Requirements
  • Technical background from university or vocational sources a plus. HVAC or other training or certification preferred.

  • Minimum of 5 years’ experience in building trades

  • Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance.

  • Knowledgeable in the use of Microsoft Outlook, Word, and Excel

  • Highly effective interpersonal skills and experience with managing staff a plus

  • Must be a good problem solver, extremely well-organized and detail-oriented with a high emphasis on the ability to communicate and follow-up on tasks through completion

  • Demonstrated ability to manage multiple and complex operational matters on a daily basis

  • Proficiently skilled in plumbing, electrical, mechanical, and basic construction.

  • Facilities/Operations experience with strong working knowledge of building systems.

  • Required certifications: CAT: S13, CAT: F03, CAT S95, CAT S12, CAT P99 (A must!)
